Almost every business has some problems and they shouldn't prevent you from successfully selling. You can lower your price accordingly and show the buyer how and that's why you have discounted your price by lowering the multiple, you can ignore the questions and wait for the buyer to point them out, and you can fix the things that are fixable. You want to know something crazy? Like literally crazy? Some people think that owning a house is an impossible task. I do not think it is an impossible task for anyone, at any income level, as long as you do have an income. Now there are financial realities yes. Yes you cannot have a mansion if you are minimum wage worker, and yes some people are more tied to their house than others based on budgetary constraints. But one thing is for certain, a house can be bought.
